Resale Property.
When purchasing a resale property
abroad it is the custom
to place a
holding deposit upon agreement of the price
of up to 10% to secure the contract and take
the property off the market.
However we do not expect everyone to walk around
with that
amount of cash or necessarily have a credit card to that limit.
We therefore treat each
purchase on its own merits
and following a small deposit can accept
a transfer of the
remainder from your home bank
within one week of you returning home.
Be prepared that buying a property abroad can be completed in as little as two weeks
but
it is generally accepted that four to eight weeks is a realistic time period to complete,
especially if you require a mortgage
(we can help and advise you further on this subject
if required).
New property.
New build may take up to two years to construct (on larger developments).
We specialise in finding new properties which can be ready to occupy within one to six
months.
However generally we would recommend you prepare yourself for a six to twelve month wait.
Stage payments can be required during the course of construction work
with an initial deposit
of £2,000 to £3,000 and
a 10 to 50% stage payment within 30 days.
These are the terms set by the developers and builders.
