When you sign a contract for any property, the price is then fixed
and no increases which occur on the same site
or even the same phase of a site, will affect the price you are going to pay.

Note also that you must budget over and above for a 10% cost for the legalities of buying a property in Spain.
This covers the Taxes and duties that must be paid in order to register the property in your name.
Until such time the property cannot be deemed legally yours.
Albeit you do have a contract which obstructs anyone else having the same house.
Exactly as it is in the UK, the deeds and register (Publica Escritura & Nota Simple) are the "be all and end all"!
